This 12-storey office and commercial building at the junction of Leninsky Prospekt and the street Ulitsa Udalzova is the new headquarters of a large concern. The interior design as well as the landscaping concept was accomplished by SPEECH. The result is a modern, innovative building with an energy-efficient façade and a three-level parking garage.

The bright lime cladding of the façade grants this office building an elegant appearance. Oblong panels with finned profiles between the floor slabs and smooth cornice strips along the ceilings represent the architectural structure and add vital depth to the façade. Strong piers at the corners create a solid framework. Series of gradually arranged bays give a dynamic flow to the two main fronts. Like a lifted curtain they seem to open a space behind. The outer layer of the generous double glazing units extends over two floors and creates a visual illusion of a 6-storeys building. The western and eastern corners emphasize the modernity by leaving out the stone cladding between the double-storey fenestration.

The composition of the outer walls follows the system of a ventilated rain-screen facade of natural stone. The combination of the spacious double glazing at the corners and large thermal mass obtained by the reinforced concrete structure demonstrates European insulation and climate protection standards. The calm, evenly proportioned design and the bright surfaces guarantee an aesthetic aging.

Granatny pereulok near the Patriarch’s Ponds is a high-end Moscow living. For decades this area has been a bastion of prosperous Russians, the aristocracy and Moscow’s political elite. The territory is densely built with stately apartments, palaces from the 19th century and a few commercial properties accomodating exclusive restaurants, boutiques and art galleries. The area provides a particularly European atmosphere with excellent public spaces.

The residential complex Granatny is characterized by the simplicity of forms combined with an ornamentality that is unusual for a modern architecture. The distinctive feature of this complex is the integrity of its architectural solution: The ornamental theme which is determined in the external character of the buildings is repeated in the interior design. Natural stone, wood, metal and glass are used in the decoration.
The complex is a composition of three volumes distinct in style with different heights: the nine-, six- and four-storeys buildings.

The layout around a courtyard creates a pleasant living environment for inhabitants. The premium class apartments on nine floors offer generous living spaces between 148 and 663 sqm.
